The Six Activities
BMOD’s efforts are distributed across six distinct but overlapping activity areas, focusing on systems-based approaches to specific clusters of challenges that must be addressed for industrialized housing delivery to scale in the Baltimore region. BMOD works through its Board, its research collaborators and its public workshops.
01 Impact
Align regional government, education, industry, community stakeholders around the development of friction-reducing, systems-based strategies. Explore Impact.

Refine (with a manufacturing partner) a modular product platform of interchangeable modules for scalable new infill, retrofit, and homeowner stabilization. Explore Design.
03 Make
Establish a flexible Baltimore microfactory (2D + 3D systems) within a BMOD innovation hub activating the local supply chain. Explore Make.
04 Develop
Advance integrated project delivery frameworks for industrialized housing including predevelopment tools, demand aggregation, and streamlined existing-conditions processes. Explore Develop.

06 Augment
In development. BMOD is exploring how AI agents could support its other five activities, drawing on public data and our partners’ expertise. Today this is research and planning; we will share what we learn as pilots are tested. Explore Augment.
